Why Eastside houses need washing

The same damp weather that keeps the Eastside green also grows algae, mildew and moss on siding. North-facing walls, walls under trees and areas behind shrubs pick up green and black streaks, and eaves collect cobwebs and dirt. Road dust, pollen and gutter overflow add their own stains.

Washing the house removes that growth and grime so the siding, trim and paint look their best, and it gives you a chance to spot problems like peeling paint or damaged trim early.

How we wash houses

We use a soft-wash approach for siding: low pressure, a cleaning solution suited to the surface, and a gentle rinse. High pressure can force water behind siding, damage paint or etch soft materials, so we save it for surfaces that can handle it. We wash siding, trim, soffits, eaves, gutter faces, garage doors and front entries, and we rinse plants and landscaping around the house before and after.

Different siding needs different care. Vinyl, fiber cement, painted wood, cedar shakes, stucco and stone each get a method that fits. If a surface looks like it shouldn't be washed, such as failing paint or damaged siding, we'll tell you before we start.

What we wash

Most house washes include the siding on all sides of the house, trim and fascia, soffits and eaves, gutter faces, and the front entry and porch. We can also wash detached garages, sheds, fences, decks and outdoor furniture on request. Let us know about anything specific, like a green north wall or a stained entry, and we'll make sure it gets attention.

Before we start, we'll ask you to close windows and doors, move anything fragile away from the walls and let us know about outdoor outlets, lights or vents we should be careful around.

Add the windows

Washing the house tends to splash the windows, so many homeowners book window cleaning right after. We clean windows by hand from ladders up to three stories, and we don't use water-fed poles. Pair house washing with pressure washing for driveways and walkways, or gutter cleaning to finish the outside of the house.

Common questions

Will house washing damage my siding?

We use low pressure and a solution suited to your siding, so the goal is to clean without damage. If we see failing paint or damaged siding, we'll tell you before washing.

What about my plants?

We rinse plants and landscaping around the house before and after washing.

How often should a house be washed?

Many Eastside homes look best with a wash every year or two, more often for shaded walls under trees.

Do you wash windows too?

Yes. We clean windows by hand, and many customers book window cleaning right after a house wash.

Do I need to be home?

Not always. We'll need outdoor water access, and we'll ask you to close windows and move anything fragile away from the walls.

How we work

We're a hands-on company. Our crews clean windows by hand from ladders up to three stories, and we don't use water-fed poles. Before we start any job, we go over what you want done, and if something looks unsafe or outside what we do, we'll say so plainly rather than guess. When we're finished, we check the work and clean up after ourselves.

Why Pane'N The Glass

Pane'N The Glass has focused on careful, hands-on exterior cleaning since 2005. We keep our work simple: explain what we're going to do, do it carefully, and tell you honestly about anything we can't do. Many of our customers start with one service and add others, like windows, gutters, roof moss treatment or house washing, so their whole home stays in good shape through the Eastside's long wet season.
